San Juan Capistrano: ductwork in older homes
San Juan Capistrano has a mix of housing eras that you don’t find in most Orange County cities. Original adobes, mid-century ranches, and newer hillside builds all coexist. The HVAC retrofit work varies wildly depending on which era your house belongs to.
What we see by era
A quick tour of what we run into:
- Pre-1960 adobes and ranches: rarely had original duct systems. Retrofits are challenging because of plaster walls and limited attic space. Often a ductless mini-split is a good fit.
- 1960s-80s tract homes: have original ductwork, usually undersized by today’s standards. Often the right move is a duct rework alongside an AC replacement.
- 1990s-2000s newer construction: duct systems are usually adequate but sealing was often skipped. A duct sealing pass can recover real efficiency.
- Custom hillside homes: highly variable. We’ve seen everything from professional duct design to systems that defy explanation.
The decision framework
If you’re considering an AC replacement on an older San Juan Capistrano home, do this in order:
- Get someone to look at the existing ductwork before quoting equipment
- Decide whether the ducts can be salvaged with sealing, repaired with partial replacement, or scrapped
- Then size the new equipment to actually match the ductwork you’ll have
