Newport Beach: notes from our home turf

Our shop is in Newport Beach, so we work on Newport homes more than anywhere else in Orange County. After years of running calls from Lido to Crystal Cove, there are a few patterns we’d flag for any homeowner in this city.

Three things specific to Newport

First, ducts in the older Cliffhaven and Newport Heights homes were often installed when central air was an afterthought. Plenum sealing was poor, returns are undersized, and supply runs are short and direct. The result is a system that cools quickly but unevenly, with the rooms farthest from the air handler always running 4-5 degrees warmer.

Second, condenser placement on coastal lots is critical. Units that sit unprotected on the west side of a home, facing the marine wind, will degrade faster than those on the east or sheltered south sides. We’ve replaced 9-year-old systems in Newport that looked 15-year-old because of placement alone.

Third, a lot of Newport homes were renovated in waves. The HVAC system was rarely updated to match. A 1970s-era 3-ton system that was right for the original 1,800 sq ft house is now serving a 3,400 sq ft remodeled home and never gets it cool. The fix isn’t always replacement — sometimes a duct rework solves it — but the load needs to be honestly recalculated.

What we recommend on Newport homes

For systems past 10 years, an annual checkup makes more sense than a 5-year wait. For systems past 15, start budgeting for replacement and plan the placement carefully.
