Irvine new construction and the warranty trap

A lot of Irvine homeowners don’t think about HVAC service until something fails. Then they look at the unit, see it’s only 5-8 years old, and assume it should still be under warranty. Usually it isn’t. Here’s why.

What the builder warranty actually covers

Most new-construction HVAC installs in Irvine come with two warranties:

• Manufacturer parts warranty (typically 5-10 years on parts only)
• Builder labor warranty (typically 1-2 years on labor)

After year two, you’re paying for the labor on any repair, even if the part itself is covered. After year five, the part itself probably isn’t covered either. The 10-year warranty marketing you saw at signing only applies if the system was registered with the manufacturer within 60-90 days of install, and most builder installers don’t bother.

How to check yours

Pull the model and serial number off the outdoor unit. Most manufacturers have a warranty lookup page where you can enter those numbers and see actual coverage status. If the system was never registered, you have the shorter base warranty (often 5 years parts).

If you find out you’re outside warranty and have a real failure coming up, we can quote the repair on our own labor rate and pull a covered part through normal supply if it’s still within manufacturer coverage.
