Garden Grove: rental property AC and what owners should know

What kills rental AC fastest
Three things, in order:
- Filters that never get changed (tenants don’t always know to do it)
- Thermostats set at 65 degrees in summer to “cool the house faster”
- Outdoor units that get used as plant stands or storage shelves
We’ve pulled filters out of Garden Grove rentals that hadn’t been changed in two years. The evaporator coil behind it had a layer of dust the thickness of a sweater. That coil isn’t transferring heat — the compressor is running constantly trying to do its job — and the system is months from a major repair.
The simple fix
Two things make a real difference on a rental:
- Provide filters and put a reminder sticker on the air handler. Some property managers ship a year of filters to the tenant.
- Have an HVAC tech do a quick inspection between tenants. Half an hour, maybe 150 bucks, catches problems before the next tenant calls at 9pm.
