Cypress: the cheap maintenance habit that pays back

Cypress has a lot of homes from the 60s and 70s with original or first-generation HVAC layouts. Most of those systems didn’t fail from one big event. They failed from years of small things adding up. The good news is, the small things are mostly free or cheap to fix.

The four-times-a-year checklist

These take maybe 30 minutes a quarter and prevent most of the calls we run in Cypress:

• Change the filter (every 60-90 days, more often if you have pets)
• Hose off the outdoor condenser coil (water only, top-down)
• Pour a cup of bleach-water mix down the condensate drain line
• Visually check the outdoor unit for tilted pad, animal damage, or rust

Doing these four things adds 3-5 years to the average system’s life. Not exaggerating. The difference between a 15-year and a 20-year compressor often comes down to whether the coil ever got hosed off.

The one thing we’d add yearly

Have someone with gauges check refrigerant charge once a year, ideally in spring. A 10% undercharge from a slow leak feels normal — you don’t notice the longer runtime — but it makes the compressor work harder and shortens its life. Catching that before summer pays for itself.
